  • General Liability (GL) insurance covers third-party claims for bodily injury, property damage, and advertising injury. A Business Owners Policy (BOP) includes all of that plus property coverage for your business location, equipment, and sometimes even lost income after a covered loss. Think of GL as the foundation, while a BOP is a more complete “bundle” that combines liability and property protection.

  • Yes. Many landlords, contractors, and clients require it. Adding an Additional Insured gives that third party coverage under your policy if they’re named in a claim connected to your work. Carriers typically charge a small fee, often starting around $25, depending on the endorsement type.

  • A Waiver of Subrogation prevents your insurance company from trying to recover money from another party after a claim. It’s commonly requested in construction and lease contracts. Most carriers allow you to add this endorsement to GL or Workers’ Comp policies for a small fee.

  • Standard GL policies don’t cover your tools and equipment. If you want protection for items you take to job sites, you’ll need Contractor’s Equipment Coverage (sometimes called Inland Marine). This can usually be added to a GL or BOP policy and ensures your tools are insured against theft, damage, or loss both on and off the job site.
